01Overview

Transactly is a digital property exchange for the Irish market, built to replace blind bidding with a shared, verifiable transaction record. Buyers, sellers, agents and solicitors work against one account of what has been offered, what has been verified and what step is outstanding.

Its central idea is that price alone is a limited way to compare offers. The product direction is that buyers are identity- and finance-qualified before bidding, funding position and chain status are declared, bids are recorded in a structured ledger, and offers are compared with risk and context alongside the headline number.

Comparable-sales intelligence is presented against the property itself, and agents and solicitors participate in the same shared transaction record rather than in parallel private threads. Except where a released feature is confirmed, these are stated as product direction and are in development.

The problem

Irish property sales run on blind bidding. Sellers cannot tell whether the highest bid is the one most likely to close, buyers cannot see whether a competing bid is real, and progress after sale-agreed is coordinated across disconnected phone calls, email threads and paper files.

Intended users

Buyers, sellers, estate agents, solicitors and mortgage brokers involved in an Irish property transaction.

02Capabilities

What Transactly does.

01

Tamper-evident bid ledger

Every bid is hashed, timestamped and chain-linked, so the bidding history of a property is a record rather than a recollection.

02

Buyer identity and financial qualification

Identity and financial qualification are intended to be established before a buyer can bid, with declared funding position and chain status recorded alongside the bid.

03

Risk- and context-aware offer comparison

Offers are intended to be weighed with declared funding, chain position and other context alongside price, so a seller can consider deliverability, not only the headline number.

04

Comparable-sales intelligence

Comparable-sale data and area analytics presented against the property rather than sought separately.

05

Milestone-based progression

Post-agreement steps are tracked as confirmed milestones, so the outstanding step and its owner are visible to everyone entitled to see them.

06

Agent and solicitor participation

Role-gated participation in one shared transaction record: document exchange, milestone confirmation and a common view of outstanding steps for the professional parties to a sale.

03Operational advantages
  • One shared record instead of parallel private threads.
  • Bidding history is tamper-evident rather than asserted.
  • Participation is verified and role-scoped.
  • Offers can be judged on deliverability, not price alone.
04User benefits
  • Intended to help sellers consider deliverability alongside price when comparing offers.
  • Intended to let buyers bid against a visible, recorded process.
  • Intended to reduce time spent chasing status after sale-agreed.
05Technology & differentiation

Transaction state as the primary object

Transactly treats the transaction — not the message or the document — as the primary object. Bids, verified participation, documents and milestones are all expressed against a single record, with a hashed, chain-linked history behind it.

  • Hashed, timestamped, chain-linked bid history.
  • Verified, role-based participation across buyers, agents and solicitors.
  • Milestone confirmation and document exchange bound to the transaction record.
06Current stage

Closed beta, launching first in Dublin. Capability descriptions are taken from Transactly's own published positioning and product direction, and are not a statement of released functionality. This profile does not claim regulated escrow authorisation or guaranteed funding, and is not a substitute for legal, financial or professional advice. Transparency and audit-trail claims made on the Transactly site are the project's own; no regulatory, anti-money-laundering or professional-services approval is implied.
